A demolition inspection confirms the right things came down and the right things stayed up. It is the least glamorous visit on a renovation and the one where an error is least recoverable.

What can go wrong
You Cannot Put a Wall Back
Every other renovation mistake is a repair. Removing a structural element is a different category of problem, and by the time anyone notices, the wall is in a skip.
The risk is not that a contractor demolishes recklessly. It is that on a residential renovation nobody has necessarily identified which walls are structural in the first place. Drawings are missing, the property has been altered before, and a blockwork partition and a load-bearing wall look identical once they are plastered.
Add live services. A chilled water line or a live circuit inside a wall being broken out is a same-day emergency and, on an occupied building, one that affects your neighbours.
What we check
Before the First Hammer
The inspection happens after the property is cleared and before demolition begins. It is short, and it prevents the least reversible mistakes on the project.
Structural Identification
Which walls carry load, which are partitions, and whether any previous alteration has changed the answer since the original drawings were made.
Service Isolation
Electrical circuits confirmed dead, water isolated, cooling lines identified and drainage capped before anything is broken out.
Scope Verification
What the approved drawings permit, checked against what is about to be removed. Demolition beyond approved scope creates an approvals problem, not just a building one.
Hazard Screening
Older Dubai stock can contain materials that need careful handling. Identifying them before disturbance is considerably better than afterwards.
Protection Measures
Access routes, lift protection, dust containment and neighbouring property safeguards, particularly in apartments where damage comes out of a deposit.
Pre-Demolition Record
Photographic record tied to the condition report, so anything discovered later can be dated.

Demolition Inspection — Your Questions
How do you identify a structural wall without drawings?
Thickness, construction type, position relative to slabs and columns, and how the building is framed. Where it stays ambiguous we say so and recommend a structural engineer rather than guessing.
Is this needed for a bathroom renovation?
If no walls are coming down, no. The moment any wall is being removed or an opening formed, it is worth the visit.
What if demolition has already started?
Call us. If it is underway we can still verify what remains and check service isolation before it continues.
Do I need approval to remove a wall?
Almost always. Structural and layout changes require approval through Dubai Municipality, and apartments need an owners association NOC. A contractor who says approval is unnecessary is a warning sign.
Who is liable if a structural wall is removed?
Complicated, and it depends on the contract, the approvals and what was documented. Which is the argument for inspecting first. Any live dispute should go to a UAE-qualified legal advisor.
Can you attend at short notice?
Usually within 48 hours. Demolition tends to start faster than owners expect, so book it against your mobilisation date rather than waiting.

What Demolition Reveals
The value of this visit is not only what it prevents. Once the property is stripped, things become visible that nobody could see before.
Existing Water Damage
Old leaks behind finishes, historic staining and damp in the slab. Better found now, while the area is open, than after new finishes go on top.
Undocumented Alterations
Previous owners rarely leave drawings. Rerouted services, filled openings and non-original partitions all surface at strip-out.
Substrate Condition
Whether walls and floors are sound enough to take the new finish. A tiling substrate that needs work is far cheaper to address now.
Findings at this point almost always mean a variation, which is normal and usually legitimate — nobody could have priced what nobody could see. What matters is that the variation is assessed properly rather than accepted under pressure. Our variation order review covers that.

Timing Decides the Cost
The same defect gets more expensive the longer it goes unfound. Correction is cheapest while the trade is still on site and the area is still open.
