The problem with one visit

A Single Inspection Only Tells You What It Is Too Late to Change

Post-completion inspection has its place. But by then the waterproofing is buried, the first fix is plastered over, and every payment has been made. You get a list of problems and no leverage.

Stage inspection is not a bigger version of final snagging. It is a different job, done at a different time, for a different reason.

Working in stages changes what an inspection can actually achieve. A defect found at first fix is a morning’s work to correct. The same defect found after handover means lifting finishes, rerouting services and repainting — assuming your contractor is still answering the phone.

It also changes the commercial position. When an inspection sits between a completed stage and a milestone payment, the report has weight. Everyone knows the money moves once the stage passes.

What We Check, and When

Each gate has a defined scope. You will know before the visit what is being inspected and what a pass looks like.

    Pre-Renovation Condition Report

    Photographic record of the property before work starts — existing cracks, finishes, meter readings and the condition of anything being kept.

  2. 02

    Demolition and Strip-Out

    Structural elements verified, services isolated, waste handled correctly, and confirmation that nothing was removed outside the agreed scope.

  3. 03

    Plumbing First Fix

    Pipe material and sizing against specification, pressure test witnessed, drainage falls measured, trap positions confirmed.

  4. 04

    Electrical First Fix

    Cable specification and routing, conduit installation, back-box positions, DB provision and circuit count against the approved drawings.

  5. 05

    Waterproofing and Flood Test

    Substrate preparation, membrane coverage, upstand heights, corner and penetration detailing, then a 24-hour witnessed flood test.

  6. 06

    Pre-Closing Inspection

    Final look behind every wall and ceiling before they are sealed. Services, insulation, framing and fixings recorded while they can still be seen.

  7. 07

    Finishes and Trades

    Tiling and marble for hollow spots and level tolerance, joinery for alignment and material, paint for preparation and coverage, false ceilings for access and coordination.

    Final Snagging and Verification

    Complete defect list before final payment, then a de-snagging return visit to confirm each item was genuinely corrected.

How it is priced

Choose the Level of Cover

Most owners take stage cover on a full renovation and weekly cover on anything running longer than three months.

Single Inspection

One visit at a stage of your choosing. Full report, photographs, severity grading. Useful if you only want the waterproofing or the pre-closing gate covered.

Stage Inspection

Four to six visits at the critical gates, with defects tracked across visits so nothing gets quietly dropped between stages.

Weekly Quality Assurance

A visit every week for the length of the project, plus contractor coordination, material verification and progress reporting.

On timing. Stage inspections have to be booked against your contractor’s programme, not a fixed calendar. Give us the programme at the start and we will tell you which weeks matter. Ask your contractor for at least 48 hours’ notice before any wall or ceiling is closed.

Renovation Stage Inspection — Your Questions

How many stages do I actually need?

It depends on scope. A bathroom refit might need three gates. A full villa renovation usually justifies six to eight. We will tell you honestly which ones matter for your project rather than selling you all of them.

What if my contractor closes a wall before you get there?

It happens, and it is the single most common way owners lose their position. Write a 48-hour notice requirement into the contract, and tell your contractor at the start that an independent inspector is attending. Most comply once they know.

Can you inspect if the renovation has already started?

Yes. We pick up from wherever the project is. You lose the earlier gates, but the remaining ones still carry real value — particularly waterproofing and pre-closing.

Do you deal with the contractor directly?

On weekly and owner’s representative packages, yes. On single and stage packages we report to you and you decide what to pass on.

Do stage inspections need any approvals?

The inspection itself does not, but the work being inspected usually does. Structural, MEP and layout changes need approval, and most apartments need an owners association NOC. Check with Dubai Municipality and your building management first.

Is a stage inspection the same as snagging?

No. Snagging is a defect list at the end. Stage inspection happens during the work, at points where correction is still cheap. Most of our clients on renovations end up doing both. See our pre-closing inspection page for the most time-critical gate.
