Who this is for

When You Cannot Be There Every Week

Overseas owners, people running businesses, and anyone who has done this once before and does not intend to do it unsupervised again.

A renovation makes several hundred technical decisions. Most get made on site, quickly, by whoever is standing there. If that person works for the contractor, the decisions will be efficient for the contractor. Not necessarily wrong — just optimised for someone else.

An owners representative puts a technical person on your side of that conversation. Not to obstruct the contractor, but to make sure the decisions that affect you get made in your interest and get written down.

Pre-Contract

Quote review, BOQ and quantity verification, rate benchmarking, and a written position on what each contractor is actually offering before you sign.

Material Control

Submittal review against specification, delivery verification, and approval or rejection of substitutions as they come up.

Site Attendance

Weekly visits with photographic progress reporting, plus attendance at every critical stage gate regardless of the weekly schedule.

Commercial Control

Variation assessment, quantity checks against work in place, and written release recommendations at every payment milestone.

Contractor Liaison

We deal with technical questions directly so you are not the messenger between a contractor and a designer who disagree.

Completion

Full snagging list before final payment, then de-snagging verification, plus a handover file with certificates, batch numbers and warranties.

What we do not do. We do not design, we do not build, and we do not manage your contractor’s programme — that stays their responsibility. We are the technical check on the work, not a replacement for a competent contractor. If your contractor cannot run a site, an owners representative will document the problem clearly but will not solve it.

How is this priced?

Monthly for the duration of the project, based on scope and property size rather than per visit. It is the only sensible structure — per-visit pricing creates an incentive to visit more often than necessary.

Do I still need a contractor project manager?

Yes. They manage their own trades and programme. We check the output. The two roles are not interchangeable and any contractor suggesting otherwise is worth a second look.

Can you start mid-project?

Yes, though earlier is better. Coming in after the contract is signed and the first fix is closed means several controls are already unavailable.

What if you and my designer disagree?

That happens, and it is usually productive. Designers optimise for the result, engineers for whether it will still work in five years. We put both positions to you in writing rather than settling it between ourselves.

Do you take fees from contractors?

No. No referral fees, no preferred lists, no commercial relationship with anyone who might bid. See our independent consultant page for why that matters.

What about permits and approvals?

We verify that required approvals exist and that work matches what was approved. Obtaining them is the contractor’s responsibility, through Dubai Municipality and your building management.

What it looks like in practice

A Typical Month

Not an abstract retainer. Here is what actually happens across four weeks on a live villa renovation.

    Site Visit and Progress Report

    Walk the site, photograph progress, check work in place against programme, and flag anything drifting from specification while it is still cheap to correct.

  2. W2

    Material Submittals and Deliveries

    Review whatever the contractor has submitted for approval, attend the deliveries that matter, and record batch data.

  3. W3

    Stage Gate or Payment Milestone

    Wherever the programme puts one. Technical inspection, or verification against a release, or both in the same week.

  4. W4

    Variations and Owner Report

    Assess anything raised during the month, then a consolidated written update — progress, spend against contract, open items and what is coming next.

Between visits we handle the technical questions your contractor raises, so you are not translating between a designer and a site foreman at eleven at night.

The same defect gets more expensive the longer it goes unfound. Correction is cheapest while the trade is still on site and the area is still open.
