Inspection terms explained

Property inspection

A structured assessment of a property's condition by a trained inspector, covering visible construction quality, mechanical, electrical and plumbing systems, water tightness, safety items and finishing standards. The output is a documented defect list with severity, location and recommended action. See a sample snagging report.

Property snagging

A defect-focused inspection carried out before or at handover of a new property. Every workmanship or system fault found — a "snag" — is logged so the developer or contractor can rectify it before the buyer accepts the unit.

De-snagging

The follow-up inspection that verifies each previously reported defect has actually been fixed to an acceptable standard, and confirms no new damage was introduced during the repair work. More on de-snagging inspections.

MEP inspection

Testing of mechanical, electrical and plumbing systems: air conditioning performance and airflow, distribution board condition, RCD operation, socket polarity and earthing, water pressure, drainage flow and leak checks at every wet point.

Thermal inspection

Infrared imaging that reads surface temperature differences to reveal what the eye cannot: moisture behind finishes, insulation gaps, duct air leakage and overheating electrical connections — without opening walls or breaking tiles. More on thermal and moisture inspection.

Risk rating and inspection score

The risk rating (Low, Moderate, High, Critical) reflects the severity mix of open defects, while the inspection score out of 100 summarises overall condition. Lower scores indicate more rectification work before the property should be accepted.

How to read this page

How these records are structured

What each record contains

Every record carries a community, property type, room count, approximate size in square feet, an inspection date, an inspection stage and a status. Defects are counted twice over: once by severity (critical, major, moderate, minor) and once by category (water leakage, moisture, air conditioning, electrical, plumbing, tiles and flooring, doors and windows, waterproofing, civil finishing, thermal anomalies). Both counts always total the same number, so severity and category views of the same property agree.

MEP defects are the sum of air conditioning, electrical and plumbing findings. Civil and finishing defects combine tiles and flooring, doors and windows, waterproofing and civil finishing. Moisture findings combine water leakage and moisture detection results.

What is deliberately excluded

No client, owner, tenant, inspector or engineer name appears. Neither does any building name, tower name, project name, developer name, villa or apartment number, plot number, street name, exact address, contact detail or report reference. Records are not numbered publicly, so no entry on this page can be traced back to a specific property or a specific report.

Areas such as Palm Jumeirah, Emirates Hills or Dubai Marina are used only as broad location categories, in the same way a market report groups results by district. Naming a community never indicates which property within it was inspected.

What is a property inspection?

A property inspection is a structured, documented assessment of a property's condition carried out by a trained inspector. It covers visible construction quality, mechanical, electrical and plumbing systems, water tightness, safety items, doors and joinery, tiling and finishing. The inspector records each defect with its location, severity and a recommended action, so the owner or buyer knows exactly what needs attention before money changes hands or a handover is accepted.

What is property snagging?

Property snagging is a defect-focused inspection of a newly built or newly handed-over property. Every workmanship fault, incomplete item or malfunctioning system — each one a "snag" — is logged in a report that the developer or contractor uses as a rectification list. In Dubai, snagging is usually carried out before the buyer signs handover documents, while the developer is still responsible for fixing what is found. What is checked during a villa inspection?

A villa inspection covers a larger and more complex envelope than an apartment: roof and terrace waterproofing, external walls and rendering, boundary and landscape drainage, garage and service areas, plus every internal room. MEP checks extend to multiple AC units and zones, several distribution boards, water pumps and tanks, and longer drainage runs. More on villa snagging inspections. What is checked during an apartment inspection?

An apartment inspection concentrates on the demised unit: AC airflow and cooling balance across rooms, the distribution board and socket circuits, kitchen and bathroom plumbing, water pressure and drainage, balcony slope and drainage, window and door sealing, tiling, joinery alignment and paint finish. Thermal imaging is used to check for moisture behind bathroom and kitchen walls, duct air leakage and hot spots at electrical connections. More on apartment snagging inspections.

What are the most common handover defects?

The recurring ones are hollow or poorly aligned tiles, door and wardrobe alignment problems, missing or incomplete silicone sealant, paint and plaster finishing faults, uneven AC cooling and low airflow, minor plumbing leaks at flexible hoses and mixers, and sealing gaps around windows. Individually many are minor, but they cluster: a typical handover list is dominated by finishing items, with a smaller number of MEP faults that matter far more for safety and running cost.

Why is thermal imaging used in property inspections?

Thermal imaging reads surface temperature differences, which makes hidden conditions visible without any damage to the property. It reveals moisture trapped behind walls, ceilings and tiles, insulation gaps and thermal bridging, cool-air leakage from ducts and around windows, and overheating connections inside distribution boards. In Dubai's climate those findings translate directly into cooling cost, comfort and, in the case of electrical hot spots, fire risk.

Can water leakage be detected without breaking tiles?

In most cases, yes. A combination of infrared thermal imaging and non-invasive moisture meters identifies damp areas behind finishes by temperature signature and relative moisture content, so the likely source and extent can be mapped before anything is opened. Breaking tiles or opening walls then becomes a targeted repair step rather than an exploratory one. Thermal imaging indicates where moisture is present; it does not by itself prove the cause, so findings are always confirmed with meter readings and a plumbing check.

What is de-snagging and when is it needed?

De-snagging is the verification inspection carried out after the developer or contractor has completed repairs from the original snagging list. The inspector confirms each item was actually fixed to an acceptable standard, checks that repair work did not create new damage, and re-tests any system that was adjusted. It is needed whenever a rectification round has been completed, and it is usually the last step before a buyer accepts the property.

When should a property be re-inspected?

Re-inspection is recommended after any rectification work, before a developer warranty period expires, after a leak or water damage repair, before a resale or secondary-market purchase, and after major renovation. In the records on this page, re-inspection is flagged wherever critical or high-severity findings remain open or rectification is still in progress.

What counts as a critical defect?

A critical defect is one that affects safety, structural integrity or water tightness, or that will cause escalating damage if left alone. Typical examples are overheating electrical connections, earthing or RCD failures, exposed live wiring, active water ingress through a roof, terrace or balcony, and leaks inside wall or ceiling voids. These are addressed before occupancy rather than added to a routine snag list.

Why are MEP checks so important?

Mechanical, electrical and plumbing systems are the part of a property you cannot easily assess by looking. They drive safety, running cost and long-term damage: a mis-wired circuit or failing RCD is a shock and fire risk, a poorly sealed duct wastes cooling every month of the year, and a slow leak at a concealed joint can damage finishes for months before a stain appears. Finishing defects are visible and cheap to fix; MEP defects are hidden and expensive to ignore.

How is client and property privacy protected on this page?

Records are published only at community and property-type level. Everything that could identify a person or a specific property is removed before publication: names of clients, owners, tenants, inspectors and engineers, building and tower names, project and developer names, unit, villa and plot numbers, street names, addresses, contact details and report reference numbers. What remains is the general location category, the property type and room count, an approximate size, and the inspection findings themselves. Photography follows the same rule and shows defect conditions only.

Does a higher defect count always mean a worse property?

Not on its own. A long list made up of minor finishing items is usually far less serious than a short list containing a critical electrical or waterproofing fault. That is why each record carries a severity breakdown and a risk rating alongside the total count — the mix of severities tells you more about a property's real condition than the total ever will.

Can I compare my own property against these records?

They are a useful reference point, not a benchmark. Defect counts depend on the property's age and size, the standard of the original workmanship, how much access the inspector had on the day, and the agreed scope of the inspection. Two properties of the same type and size in the same community can return very different results, so the only reliable answer for a specific property is an on-site inspection of that property.
