Why this one first

Everything Else Can Be Redone

Paint can be repainted. Tiles can be lifted. Joinery can be adjusted. A failed waterproofing membrane under a finished bathroom means stripping the room back to the slab.

And it rarely fails where you would look. Water finds the weakest point in the system — usually a corner, a pipe penetration or the junction where the membrane should turn up the wall and does not turn up far enough.

The failure then travels. It can appear two rooms away, or a floor below, months after the work finished. By that point the conversation with your contractor is about liability rather than repair, and you are the one holding a bathroom that needs demolishing.

What we inspect

Six Checks Before Anything Is Covered

The inspection happens after the membrane is applied and before screed or tiling starts. It cannot be done at any other point.

Substrate Preparation

Surface clean, sound, correctly primed and free of contamination. Most membrane failures are actually adhesion failures caused at this step.

Coverage and Thickness

Continuous application at the specified rate, with no thin spots, pinholes or missed areas — especially in corners and behind fittings.

Upstand Heights

How far the membrane runs up the wall. Shower zones need considerably more than the rest of the room, and this is routinely cut short.

Penetrations

Every pipe, drain and fixing point sealed correctly. Penetrations are the most common single failure point in any wet area.

Falls to Outlet

Water must run to the drain. We measure the fall rather than eyeball it, because a flat or reverse fall guarantees standing water.

Witnessed Flood Test

The area flooded and held, then checked at 24 hours for level drop and for signs of water anywhere it should not be.

Waterproofing Inspection — Your Questions

How long does the flood test take?

24 hours held, plus the inspection either side. We attend to set it up and return to witness the result — a test nobody witnesses is not evidence.

My contractor says a flood test is not necessary.

It is the only way to prove the system works before it is covered. A contractor confident in their waterproofing has no reason to avoid one, and the test costs them a day of programme rather than money.

What if tiling has already started?

Call us anyway. If only part of the area is tiled there may still be something worth testing, and thermal imaging can sometimes indicate a problem non-destructively.

Does this cover balconies and terraces?

Yes, and they need it as much as bathrooms. External areas add UV exposure and thermal movement, which the membrane specification has to account for.

Is waterproofing regulated in Dubai?

Wet-area waterproofing requirements come through Dubai Municipality construction standards. The practical problem is not the standard but whether anyone verifies compliance on a residential renovation — usually nobody does unless the owner arranges it.

Where it actually goes wrong

Failures Rarely Start in the Middle of the Floor

After enough leak investigations, the pattern is consistent. Six places account for most wet-area failures we trace.

  • Wall-to-floor junction, where the membrane should turn up
  • Around floor drains and gullies
  • At pipe penetrations through the slab
  • Shower niche corners and shelf returns
  • Door thresholds where the membrane stops short
  • Behind the bath, where access made application awkward

What these have in common is that they are all detail work rather than area coverage. Rolling membrane across an open floor is easy and it is almost always done correctly. The failures happen at the fiddly bits, under time pressure, where nobody is watching.

That is why the inspection concentrates on junctions and penetrations rather than measuring how much of the floor got covered.
