    Demolition and Strip-Out

    We confirm the right walls came down, services were properly isolated, and nothing structural was touched that should not have been.

    Plumbing First Fix

    Pressure testing, pipe routing and drainage falls, checked while everything is still open and visible.

  4. 04

    Electrical First Fix

    Conduit runs, cable specification, back-box positions and circuit provision, all measured against the approved drawings.

  5. 05

    Waterproofing and Flood Test

    Membrane coverage, upstands and terminations, then a witnessed flood test. If you only book one visit, make it this one.

  6. 06

    Pre-Closing Inspection Critical

    The day before your walls and ceilings are sealed. After this, anything wrong behind them costs demolition to prove.

  7. 07

    Finishes and Trades

    Tiling, marble, joinery, paint, false ceilings and AC installation, checked against specification and tolerance rather than opinion.

  8. 08

    Final Snagging and Sign-Off

    A full defect list before the last payment leaves your account, then a return visit to confirm every item was actually fixed.

When should I book?

Before work starts, if you can. A condition report gives you a baseline, and reviewing the quote and BOQ before you sign is where the most money gets protected. If the job has already begun, the next best moment is before any walls or ceilings are closed.

Do you inspect, or do you manage the project?

Either. A stage inspection package covers inspection and reporting. Our owner’s representative service goes further — material approval, quantity checks and payment sign-off, acting as your technical representative throughout.

Will my contractor be difficult about this?

A good one usually welcomes it. A documented standard protects them from disputes as much as it protects you. Strong resistance to an independent inspector is worth noticing in itself.

What does it cost?

It depends on the property size, the scope and how many stages you want covered. Single visits are priced per inspection; stage and weekly packages are monthly. Current rates are on our pricing page.

What do I get after each visit?

Do I need approvals for my renovation?

Most structural, MEP and layout changes do, and apartments usually need an owners association NOC on top. Requirements differ by community and building, so check with Dubai Municipality and your building management before anyone starts work.
