This distinction matters because renovation contractors and new-build developers operate under different pressures and incentive structures. A renovation contractor’s interest is in completing the job quickly, collecting payment, and moving to the next project. Your interest is in receiving the standard of work you contracted and paid for. An independent snagging inspection is the mechanism that bridges that gap — giving you documented evidence of any shortfall in workmanship and the leverage to require remediation before the financial relationship closes.

A hollow sound indicates that the tile adhesive bed has not achieved full contact coverage beneath the tile face, which will eventually lead to cracking or detachment, particularly in a kitchen where temperature changes from cooking and cleaning accelerate adhesive bond failure.

Grout consistency and joint width — grout joints are assessed for uniform width, consistent colour, adequate depth, and absence of cracking or voids. In kitchens, grout joint quality is critical because inadequate grouting allows moisture and food residue penetration that leads to staining, mould growth, and substrate damage.

Tile alignment and pattern matching — we verify that the tile layout matches the agreed design intent, that pattern matching at cuts and junctions is correctly executed, and that cut tiles at perimeters and around obstacles have been neatly trimmed rather than roughly cut and concealed under skirting or appliances.

Cabinetry and Joinery

Kitchen cabinet installation is assessed for door alignment across all units — gaps between adjacent doors and drawer fronts should be consistent to within ±1mm. Hinge adjustment and soft-close mechanism function are tested on every door. Drawer runners are tested for smooth operation and correct alignment under load. Worktop seam joints are checked for flush alignment, correct sealant application, and absence of movement under manual pressure.

We verify that the waterproofing system has been applied correctly at the critical junctions: the floor-to-wall cove, the shower tray or wet floor perimeter, all pipe and fitting penetrations, and the threshold between the wet zone and the adjacent floor finish.

Sanitaryware and Fitting Installation

All sanitaryware is inspected for correct installation height, level and plumb alignment, secure fixing to the wall or floor substrate, and absence of movement under manual load. WC pan-to-soil-pipe joints are checked for correct seal and secure connection. Basin wastes and overflows are tested for correct function and leak-free joints.

Shower enclosures are assessed for frame alignment, glass panel seating, seal strip integrity, and door swing clearance. All shower fittings — valves, heads, rail systems — are operated and tested for correct function and absence of drips at valve bodies.
