What Are Hollow Tiles?
A hollow tile is a tile that is not fully bonded to the substrate beneath it. Instead of continuous adhesive contact, there are voids — pockets of air between the tile and the screed.
The tile stays in place because the surrounding tiles and grout hold it. But the bond that should be carrying the load is partly missing.
Under foot traffic, furniture load and thermal cycling, those voids grow. This is why hollow tiles in Dubai fail faster than the same defect would in a cooler climate.
Eventually the tile cracks, lifts, or “tents” upward along a joint.
Why Hollow Tiles in Dubai Are So Common
This is not random bad luck. There are specific, repeatable causes.
Adhesive Coverage Below Standard
recognized tiling practice, including Dubai Municipality construction expectations and standards such as BS 5385, calls for high adhesive coverage on floor tiles — effectively full contact for heavy-traffic areas.
The shortcut is “dot and dab”: five blobs of adhesive instead of a full notched bed. It is faster, cheaper, and it produces hollow tiles almost every time.
Heat and Rapid Curing
Adhesive that skins over before the tile is placed will not bond. In summer conditions, an open adhesive bed can lose work-ability in minutes. Rushed trades on hot sites are a reliable source of this defect.
Substrate Movement
New buildings move. Screeds shrink as they cure, and concrete slabs deflect under load. If tiling starts before the substrate has stabilized, the bond is stressed from day one.
Missing Movement Joints
Large tiled areas need movement joints, particularly at room perimeters and doorways. Without them, thermal expansion has nowhere to go, and the tiles debond or tent under compression.
Compressed Handover Programmes
When a project is running late, finishing trades absorb the pressure. Tiling is one of the last wet trades, so it takes the squeeze — and hollow tiles are the result.
How to Test for Hollow Tiles Yourself
You do not need equipment for a first pass. You need your knuckles and a quiet room.
The Tap Test
Tap each tile firmly with a knuckle, a coin, or the handle of a screwdriver. Work in a grid so you do not lose your place.
- A sharp, solid, high click means the tile is bonded
- A deep, drum-like, echoing sound means there is a void beneath
The difference is obvious once you have heard both. Test a tile you are confident about first so your ear has a reference.
Where to Test First
Voids cluster in predictable places:
- Doorway thresholds and room entrances
- Room perimeters and against skirting
- Around floor drains and gullies
- Under and around kitchen islands
- Balcony and terrace tiling
- Stair treads and landings
- Cut tiles at edges and corners
What the Pattern Tells You
One isolated hollow tile is usually a workmanship slip. A hollow line following a room edge suggests a movement issue. A whole hollow area — three or four square metres — points to a systemic adhesive failure, and that is a re-tiling conversation, not a patch repair.
Why Hollow Tiles Matter More Than They Look
Buyers often treat hollow tiles in Dubai as a cosmetic irritation. They are not.
Progressive failure. Voids spread. A tile that sounds slightly hollow today will usually be worse in six months.
Water paths. In bathrooms, kitchens and balconies, a void gives water somewhere to sit. That water then travels laterally and can surface in an unexpected place — sometimes as a damp ceiling in the unit below.
Repair cost scales badly. Replacing one tile is minor. Replacing a floor once the tile batch is discontinued means re-tiling the whole area to get a color match.
Resale. Any competent buyer’s inspector will tap-test. Hollow flooring becomes a price negotiation you did not plan for.
Who Pays to Fix Hollow Tiles?
This depends entirely on when the defect is recorded.
Before Handover
The developer pays. Record it in your snagging report, submit it, and it is corrected as part of the handover obligation. This is by far the best outcome.
During the Defect Liability Period

You pay. This is why the inspection before your DLP ends matters so much — it is the last moment the cost can still sit with someone else.

Can hollow tiles be injected rather than replaced?
Resin injection exists and can work for isolated tiles. For large debonded areas it is a temporary measure, and most reputable contractors will re-lay instead.
How many hollow tiles are too many?
There is no universal figure. What matters is location and pattern. Three hollow tiles in a shower floor is more serious than fifteen scattered across a large majlis.
Will the developer accept my own tap test?
Sometimes. A documented engineer’s report with photographs, measurements and a floor map is considerably harder to dismiss.
Does thermal imaging find hollow tiles?
