The property
Palm Jumeirah is one of Dubai’s most established waterfront residential communities, master-developed by Nakheel. The island extends approximately five kilometres into the Arabian Gulf across around 560 hectares, with private waterfront villas forming a significant part of its residential offering.
A six-bedroom villa of this kind contains considerably more MEP equipment, wet areas, glazing, joinery and specialist systems than a typical apartment — which is why the inspection was structured room by room and system by system rather than as a single walkthrough.
A note on measurements. Individual Palm Jumeirah villas differ substantially from one another. Built-up area, plot area and villa configuration should always be confirmed against the title deed, approved drawings or property documentation rather than estimated from neighbouring properties.

Where the risk concentrates
In a villa this size, a small number of areas account for most of the future maintenance cost. These are the three the inspection prioritises, and the reasoning behind each.
Water ingress and concealed moisture
Bathrooms, ceilings, terraces, external openings and plumbing runs were checked for leakage, poor silicone application, drainage performance and floor slope, along with any signs of previous moisture exposure.
Why it matters: in a large villa, even a minor waterproofing, drainage or plumbing defect can cause expensive damage to adjoining finishes if it goes undetected. Slow leakage behind cabinets, walls and ceilings is the case that costs the most and shows the least.
Air-conditioning performance
Cooling performance, supply-air condition, airflow at accessible outlets, thermostat response, unusual noise and visible condensation were all assessed with the system running.
Why it matters: temperature and operating observations identify the specific rooms where cooling needs further investigation or adjustment by the responsible HVAC contractor — rather than leaving the owner to discover it across a first summer.
External sealing and glazing
Door alignment, sliding-door operation, rubber seals, frame finishing and perimeter silicone were checked alongside external walls, terraces and drainage points.
Why it matters: waterfront properties on Palm Jumeirah are exposed to demanding environmental conditions. The condition of external seals, glazing systems and openings carries more weight here than it would inland.
