Why renovation work needs its own inspection

A renovation puts multiple trades through the same property: civil works, electrical, plumbing, air-conditioning, painting, flooring, joinery, waterproofing, sanitary installations and external works.

Each contractor can complete their own scope correctly and the result can still be defective. The failures cluster in the gaps between trades — where the tiler finishes and the joiner starts, where a modified ceiling meets an unmodified duct. So the inspection looked at both individual workmanship and the overall quality of completion.

Where the risk concentrates

Renovation defects differ from handover defects. The property is not new, the work is bespoke, and the finishing standard expected is considerably higher.

Finish quality under decorative lighting

Walls and ceilings were checked for uneven paint, roller and brush marks, drips, poor cutting around fixtures, patch repairs, surface irregularities and damage around electrical accessories.

Why it matters: luxury renovation demands a higher finishing standard than new-build work, because decorative lighting and premium materials make every imperfection more visible, not less.

Renovated wet areas

Water pressure, hot and cold operation, drainage, floor slope, shower drainage, silicone finishing, grout, sanitary fittings and shower screens were all tested, with moisture assessment where appropriate.

Why it matters: defects in wet areas cause significant damage once the property is occupied, and a newly renovated bathroom gives no clue about the waterproofing underneath it.

Focus area

Air-conditioning after ceiling and layout changes

Cooling, thermostat operation, airflow, supply and return grilles, unusual noise, condensation and grille finishing were checked, along with accessible ceiling service areas.

Why it matters: renovation routinely disturbs AC performance where ceilings, ducts, diffusers or room layouts have been modified — and the trade that caused it is rarely the trade that gets blamed.
