What the buyer needed
The buyer wanted an independent technical assessment of the villa before proceeding to the final transaction. Not a valuation, and not a second opinion from anyone with a stake in the sale closing.
The inspection focused on visible defects, maintenance concerns, signs of water intrusion, air-conditioning performance, plumbing problems, electrical observations and the overall condition of the finishes. The question was simple: what will this property cost to own?
Villa size and plot details should always be verified against the official title deed and approved property documents rather than taken from a listing.

Where the risk concentrates
On a secondary-market villa the risk profile differs from a new handover. The building has been lived in, maintained to an unknown standard, and prepared for sale. These are the three areas that carry the most weight.
Moisture behind recent cosmetic work
Moisture checks were carried out across bathrooms, kitchens, ceilings, walls adjoining wet areas, AC zones, window and door interfaces, and external-facing walls, supported by a moisture meter and thermal imaging camera.
Why it matters: existing villas can carry defects that are difficult to identify during a normal viewing, particularly where areas have recently been repainted or cosmetically repaired. Fresh paint is not evidence of a dry wall.
Air-conditioning, zone by zone
Cooling performance, thermostat operation, supply-air condition, airflow, unusual noise and visible condensation were checked with the system running, along with accessible duct and service areas.
Why it matters: a large villa has multiple AC zones, and a viewing tells you nothing about any of them. Room-by-room testing is the only way to know which zones underperform before you own them.
Glazing and waterfront-facing seals
Opening and closing operation, locks, hinges, handles, sliding mechanisms, rubber seals, glass condition, frame alignment and perimeter silicone were all assessed.
Why it matters: Palm Jumeirah villas carry significant external glazing. Defective seals increase the risk of air leakage, water penetration and recurring maintenance — all of which transfer to you at completion.
