Once a property is occupied, establishing when a defect developed becomes difficult. Was the moisture present before handover? Did it appear after occupancy? Was it a plumbing failure, a building envelope issue, or an AC condensate problem?

Each of those questions is an opening for a dispute. A documented condition record at handover closes most of them before they can be asked.

Where moisture or suspected water ingress is identified before handover, the correct response is not to paint over the affected area. The underlying cause has to be established first.
